Does South Australia offer stamp duty exemptions for first home buyers?
Yes — since 6 June 2024, South Australia gives first home buyers a full stamp duty exemption, with no value cap, when buying a new home, an off-the-plan home, or vacant land to build a new home. The exemption does not extend to established (previously occupied) homes, which pay standard stamp duty rates. The state also offers the $15,000 First Home Owner Grant for new homes.
Is there a property value cap on the SA First Home Owner Grant?
As of February 2025, RevenueSA removed the previous $650,000 property value cap on the FHOG. The $15,000 grant is now available for eligible new home purchases at any value, provided all other eligibility criteria are met.
Are there any other concessions available in South Australia for buyers?
Beyond the new-home stamp duty exemption, first home buyers purchasing an established home do not get a state stamp duty concession, but can still access the federal First Home Super Saver Scheme (FHSS) and First Home Guarantee.
