First home buyers

NT has no general first home buyer stamp duty concession. However, buyers of eligible house and land packages can claim the House & Land Package Exemption (HLPE) for a full duty waiver on qualifying contracts signed by 30 June 2027. The HLPE is not restricted to first home buyers. Eligible first-home buyers purchasing or building a new home may also receive the $50,000 HomeGrown Territory Grant for qualifying contracts signed by 30 September 2027.

How does the NT calculate stamp duty?
For properties up to and including $525,000, NT uses a mathematical formula: D = (0.06571441 × V²) + 15V, where V is the property value divided by 1,000. Above $525,000, flat rates apply (4.95%, 5.75%, or 5.95%).
Does NT charge foreign buyer surcharge?
No. Northern Territory has no foreign buyer surcharge and no land tax — making it one of Australia's most investor-friendly jurisdictions for property costs.
What is the House and Land Package Exemption?
Buyers who sign a contract with a building contractor to buy a house and land package in a single transaction, between 1 July 2022 and 30 June 2027, can claim a full stamp duty waiver under the House and Land Package Exemption (HLPE). At least one applicant must live in the home as their principal place of residence within 12 months of completion and stay there for a continuous period of at least 6 months — it isn't available to buyers who won't occupy the property. It's not restricted to first home buyers, isn't means tested, and has no cap on the property's value.
Is there a first home buyer stamp duty concession in NT?
NT does not have a general first home buyer stamp duty concession. However, the House & Land Package Exemption provides full duty relief on eligible new builds. NT also offers a $50,000 HomeGrown Territory Grant for new homes.
